Selling a Property in the Village of Orchard Park

When selling a property in the Village of Orchard Park, please follow the steps below. If you have any questions, please contact our office at 716-662-9327.

Note: A sewer inspection is required when selling a property in the Village. Each inspection is valid for six (6) months.

Step 1

Make an $85 payment (payable to the Village of Orchard Park) for a sewer inspection and tax certificate. Payment can be made via cash, check, or online here. When making a payment online, make sure to include this information under Description – “Sewer Inspection/Tax Certificate for (insert address)”

Step 2

Call the Village Office after you pay to let us know the following information: A contact phone number of the person allocated to gaining entrance to your home for the sewer inspection, mailing address for final water bill & approximate closing date.

Step 3

Erie County will reach out to you and schedule a day/time to do the sewer inspection. Once approved, Erie County will drop off the paperwork to our office.

Step 4

Once we receive the sewer inspection certificate, we will issue a tax certificate when closing date is within one month. Please let us know where to mail/email the final documents.

Step 5

On the last day that you are at the property (final day of closing) you will need to call us with the final water meter read. You can find this by flipping up the cover on the top of the water meter and shining a bright light directly onto the water meter screen. View video here.

 

Buying a Property in the Village of Orchard Park

When buying a property in the Village of Orchard Park, please follow the steps below. If you have any questions, please contact our office at 716-662-9327.

Step 1

Prior to closing, call our office to switch the water over to your name. We will need the following information: Name, Address, Phone Number, Email Address. You will be billed for water once the property closes. Water is billed quarterly.

Step 2

After closing and you are in the house, you will need to confirm the garbage & recycle tote ID numbers. These can be found on each of the bins. Please call our office with this information.
